ARCHITECTURAL COMMITTEE
ROOFING MATERIAL REQUIREMENTS

For the determination of product acceptability all of the following categories will be weighed equally:

Durability:        All Materials are required to have a minimum 40-year warranty.

Fire Rating:       At a minimum, Underwriters Laboratories (UL) Class A fire resistance rating is required.

The City of Colorado Springs ordinance 02-174 requires all residential occupancies to install a Class A roof covering (excluding solid wood roofing products) at the time application is made for a roofing or re-roofing building permit within the limits of the City of Colorado Springs, Colorado. The new ordinance applies to all new roof installations and re-roofing greater than 25% of the total roof Area. For these applications, all types of solid wood roofing products, including treated and untreated wood shake/shingle materials are prohibited.

Wind Rating:     Materials are required to be resistant to high wind with interlocking features or thermal bonding. Materials are required to meet or exceed Pikes Peak Regional Building Department wind rating standards in effect for this area at the time of submission.

Appearance:     All materials are to exhibit textures and dimension that produces a significant shadowing effect.

Color:               Material colors will follow the Hunters Point Homeowners Association Design Standards which are restricted to earth tones.

APPROVAL PROCESS

A.      All materials are to be submitted to the Hunters Point Homeowners Association with either the new construction or miscellaneous project application prior to installation for Hunters Point Homeowners Association Architectural Control Committee approval.

B.      Samples of the proposed materials will accompany the request demonstrating that the products meet the above design standards.

C.      Documentation outlining the manufacturer specifications for the materials will be required to accompany the application.

D.      The address of local residential buildings currently using the proposed materials will also be required to be supplied with the application.
